Rates effective January 1, 2011 are subject to change as deemed necessary by the Hope Village Board of Directors.

A $250 non-refundable application fee is required to be placed on the waiting list for a Garden Home at Hope Village. This deposit will apply toward the purchase of the Life Lease. However, if the prospective resident opts out of the queue, the $250 deposit is not refunded.

When a Garden Home is selected and ready for occupancy, the prospective resident signs a Memorandum of Intent to lease the home from Hope Village and pays a $3,000 non-refundable deposit. This deposit will apply toward the purchase of the Life Lease. However, if the prospective resident opts out of the contract before it is completed, the $3,000 deposit is not refunded.

The Life Lease entrance fee is a one-time payment due upon occupancy. A life lease is a residential lease in which the resident purchases the right to live in a Hope Village Garden Home for as long as the resident meets Hope Village's requirements for independent living.

The Life Lease entrance fee amortizes at the rate of 1% per month for 40 months. After 40 months, the refundable portion of the entrance fee is 60%, which will be refunded to the resident.

Hope Village will include in the monthly service fee variable costs including but not limited to home maintenance and landscaping, property taxes, weekly trash pickup, building insurance, administration, and operational costs of all common areas such as gardens, etc.  No credit will be given on monthly service fees for time you are away from your residence.

Electricity, natural gas, cable TV, Internet, and telephone services are the responsibility of the resident.
